WHAT THE NUMBERS SAY:

The median sold price came in at $207,000 for May 2026 — down 9% from last month, which tells us the mix of what's closing has shifted toward more entry-level and mid-range properties this month rather than a true drop in value. Homes are averaging 87 days on market before closing, up slightly from last month. Active inventory is showing a median list price of $239,000, with pending listings sitting at a median of $249,950 — which means the homes going under contract are priced above what's actually closing, a sign that more affordable homes are moving while higher-priced listings are taking longer. Months of supply currently sits at 6.96 months, which firmly places Paris and Lamar County in a buyer's market — anything over 6 months typically favors buyers in negotiations.

What this means for buyers:

If you've been sitting on the sidelines waiting for the right time to buy in Paris or Lamar County, this market is working in your favor right now. With nearly 7 months of inventory, you have options, you have negotiating room, and sellers are motivated. The sold-to-list price ratio of 90.7% means buyers are successfully negotiating an average of about 9% off list price — that's real money. USDA financing is still an option for many properties in Lamar County, which means qualified buyers can get into a home with zero down.

What this means for sellers:

With 87 days on market as the median and a buyer's market firmly in place, pricing and condition are everything right now. The activity I'm watching most closely right now is the gap between what sellers want and what buyers are willing to pay. That 90.7% sold-to-list ratio is the story — buyers are negotiating and winning. The homes moving fastest in Paris are the ones priced right from day one in the $150,000–$220,000 range, especially those with USDA eligibility, updated kitchens, and move-in ready condition. Anything that needs significant work is sitting unless the price reflects it. Acreage and rural properties in Lamar County are holding their value better than in-town inventory right now, which is a trend I'll be watching over the next few months.
