Understand What Your Property Is Worth
Online estimates can provide a starting point, but they cannot fully account for a property’s condition, updates, location, acreage or features.
A useful pricing analysis considers:
- Recent comparable sales
- Competing properties currently for sale
- Pending sales when information is available
- The condition and presentation of the property
- Location, lot size and improvements
- Current buyer activity
- How long similar properties are taking to sell
Pricing too high can cause a property to sit on the market and eventually require reductions. Pricing too low can leave money on the table. The goal is to select a price that reflects the market while giving the property a strong opening position.
Decide What to Repair Before Listing
You do not need to renovate everything before selling. Some improvements help a property show better, while others may not return enough value to justify the expense.
Start with basic items that buyers notice:
- Repair active leaks and obvious damage
- Replace burned-out lightbulbs
- Address strong odors
- Clean floors, windows and surfaces
- Remove excess clutter
- Improve the entrance and curb appeal
- Complete small unfinished projects
- Make each room easy to walk through and photograph
Before beginning an expensive project, ask whether the likely selling-price improvement justifies the cost and delay.
Prepare the Property for Photography and Showings
Most buyers will see your property online before they schedule a showing. Photographs and presentation strongly influence whether they decide to visit.
Preparing for photography may include clearing counters, removing distracting items, opening blinds, turning on lights, arranging furniture, cleaning outdoor areas and making each space easy to understand.
Create a Marketing Plan
Entering a property into the MLS is important, but it is only one part of a complete marketing plan.
Your plan should address professional-quality photography, accurate property descriptions, online distribution, social-media promotion, communication with interested buyers and agents, showing coordination and ongoing review of market activity.
Different properties attract different buyers. The marketing strategy should reflect the property instead of relying on the same description and presentation for every listing.
Review Offers Carefully
The highest offer is not always the strongest offer. Consider the purchase price, financing, available funds, requested seller contributions, inspection period, closing date, appraisal terms, contingencies and the buyer’s ability to complete the transaction.

What Happens After You Accept an Offer?
Earnest Money and Option Fee
The buyer delivers the required funds according to the contract. The option period may allow the buyer to inspect the property and negotiate certain concerns.
Inspection
The buyer may hire a licensed inspector. An inspection does not automatically require the seller to repair everything. Any repair requests or credits must be negotiated.
Appraisal
If the buyer is financing the purchase, the lender may order an appraisal. Pricing the property carefully at the beginning helps reduce appraisal complications.
Title and Loan Work
The title company reviews ownership and closing requirements while the buyer’s lender completes underwriting.
Final Walk-Through and Closing
Shortly before closing, the buyer may confirm that the property is in the expected condition. At closing, the parties sign the required documents, funds are transferred and ownership is delivered according to the contract.
What Does It Cost to Sell?
Seller expenses vary depending on the property, contract and negotiated terms. They may include brokerage compensation, title-related charges, property-tax prorations, survey expenses, repairs, buyer concessions, home-warranty expenses, mortgage payoff charges and other contract-specific costs.
Before accepting an offer, sellers should review an estimated net sheet showing the projected sale price, expenses and expected proceeds. Final figures are prepared by the title company.
How Long Will It Take to Sell?
There is no single timeline that applies to every property. Price, condition, location, buyer demand and financing can all affect the process.
The first days on the market are especially important because that is when a new listing often receives its greatest attention. Strong preparation, accurate pricing and professional presentation help make the most of that opportunity.
Frequently Asked Questions
Do I need to move out before listing?
Usually not. Many homeowners continue living in their properties while they are listed. We can discuss showing notice, preferred times, pets and other needs before the listing becomes active.
Should I accept the first offer?
That depends on the price, terms, market activity and your goals. A first offer can be an excellent offer, but it should still be evaluated carefully.
Do I have to make every repair a buyer requests?
No. Inspection requests are generally negotiable unless the contract or the buyer’s financing creates a specific requirement.
